Everything you need. Stylishly decorated and comfortably furnished. There is a fully equipped kitchen, dining table for 4, kitchen counter seating, and private wrap-around patio with outdoor seating. Assigned, free, covered parking with 2 spots. <br><br>ALL guests must be 25+ unless accompanied by a parent/guardian.<br><br>The Space:<br>The elevator whisks you up to the 3rd floor and your private condo entrance is steps away. Opening up to the main living space, light pours in from two walls of large windows. Lake and sky are on display. Dining table for 4 and also island seating at the kitchen counter. TV and gas fireplace. Room for everyone to spread out. Easy walk out to the patio.<br><br>**NOTE ABOUT BOARDMAN LAKE: There is public access to this lake for small non-motorized boats only (kayaks, canoes, rowboats, small sailboats) on both ends of the lake. **Swimming in Boardman Lake is not advised.** <br>Also at the north end there is a community sailing school and the entry to the Boardman River. It that flows through downtown Traverse City and goes into the west arm of Grand Traverse Bay, of Lake Michigan. This makes for a wonderful paddle. Rentals are available at the south end of the lake, on South Airport Road.<br><br>The Neighborhood:<br>Condo building is beside a railway line that operates VERY rarely and randomly. Like, maybe one train per month. <br>Walking distance to breweries, restaurants, and a community- owned food co-op and grocery store in the neighborhood. It's just a short bike ride or drive downtown to more restaurants, shopping, entertainment, and, of course, the magnificent Grand Traverse bays of Lake Michigan. <br><br>The 5+ mile Boardman Lake Loop Trail circles the lake with a series of boardwalks, smooth asphalt - perfect for walking and biking. <br><br>Traverse City Noise and Firework Ordinance Summary:<br>Fireworks<br>Prohibition on use of consumer fireworks. A king bed can be found in the far corner of the room next to a discreet entryway into the bathroom which includes cubby space for your clothes and cabinetry that compliments the look and feel of the kitchen over tile flooring with a matching tile shower. <br>Outside, the private courtyard features a gas fire pit and grill along with a number of artistic touches which add to the historic vibe. <br><br>The courtyard is shared with the other building on the property called The Box.<br>The Box was built and used as a cigar box factory in 1920! The building contains a large loft space on the bottom floor and is available to be rented separately. Discover the area's water adventures with jet skiing and kayaking nearby, or enjoy the great outdoors with hiking and horse riding. <br> Ours is a simple, SMALL beach house, located on the grounds of our family home (which means that we share the beach). West Grand Traverse Bay is twenty steps away from the front door - - and downtown Traverse City is a 15 minute walk down Front Street.<br><br>We rent it from Sunday-Sunday from June through September. Between October and May, we rent it by the month.<br><br>The summer weekly rental fee starting in January 2021 is $2000 and we ask that at least half of the fee be paid at the time the reservation is made. We will refund costs in full for COVID-related cancellations.<br><br>We must limit the number of residents because of the limitations of the plumbing. Parties of more than 4 will need prior approval and perhaps a damage deposit and/or an increase in the rental fee.<br><br>Between October and May, the monthly fee is $1500.<br><br>We ask for at least 50% of the fee in advance. The balance is due on check-in.
